Tahoe Donner Real Estate Sales Information – April

Today April 6, 2015; there are only 63 single family homes available or for sale in Tahoe Donner, up from 48 as last reported. For any time of year, this is an extremely low number of homes available. That said, inventory has started to increase as the ski leased homes become available to sell.

Furthermore, only 1 of the available properties offered for sale is a short sales and there is 1 REO, (Bank owned property). This bodes well as further evidence that the vacation home market has and should continue to improve. Also, 19 single family homes are currently in escrow or pending sale, down from 26 as last reported. Moreover, of these 19 pending sales, there is only 1 short sales pending bank approval and no banked owned properties in escrow. Pending sales range in price from $415,000 to $995,000.

Some perspective on Tahoe Donner market conditions: Year to date 43 homes have closed escrow in Tahoe Donner compared to 35 which closed escrow during the same period last year. Tahoe Donner had a total of 206 single family homes close escrow in 2014. Moreover, 273 single family homes close escrow in 2013 compared to 270 homes which close escrow in 2012, (a parity). In 2011 there were 212 sales consummated, in 2010 there were 223 sales consummated, 2009 saw 225 homes close escrow, in 2008 only 193 sales were consummated.
