Tahoe Donner Real Estate Sales Information – October

Today October 5, 2015; there are only 90 single family homes available or for sale in Tahoe Donner, down from 108 as last reported. For any time of year, this is an extremely low number of homes available.

Furthermore, 3 of the available properties offered for sale are short sales and there is 1 REO, (Bank owned property). Also, 42 single family homes are currently in escrow or pending sale, down from 45 as last reported. Moreover, of these 42 pending sales, there are 2 short sales pending bank approval and no banked owned property in escrow. Pending sales range in price from $365,000 to $1,399,000.

Some perspective on Tahoe Donner market conditions: Year to date 160 homes have closed escrow in Tahoe Donner compared to 145 which closed escrow during the same period last year. Tahoe Donner had a total of 206 single family homes close escrow in 2014, down from 273 single family homes which close escrow in 2013.Also, 270 homes close escrow in 2012, (a parity to 2013). In 2011 there were 212 sales consummated, in 2010 there were 223 sales consummated, 2009 saw 225 homes close escrow, in 2008 only 193 sales were consummated.

Looking back; the drought really affected Winter & Spring sales in 2014 as the ski traffic was down 50%. Because we are tourist driven, early year sales were off as much as 38% compared to 2013 & 2012. Summer brought some relief, however we closed the year down 25% in the total number of sales compared to 2013. This year, 2014/2015  holiday/ski season sales were about the same as last year. Hopefully mother nature will bring relief this season!

Home site sales seem a little stale! There are only 53 home sites currently available in Tahoe Donner, only 1 home sites is currently in escrow or pending sale. In 2014 we had 45 lots change hands, 2013 we had 44 home sites close escrow, up significantly from 2012 in which we had 34 home sites closed escrow and a major improvement from the 16 home sites which closed escrow in 2011. Currently, the pricing for available home sites run from a low of $59,000 to a high of $490,000.
