Tahoe Donner is conveniently located in the upper region of Truckee up Northwoods Blvd., just 5 miles from Donner Lake and less than 20 miles from Lake Tahoe. Homeowners at Tahoe Donner are 20% primary owners and 80% second home owners. This neighborhood was originally established in the 1970s and is made up of nearly 6,000 acres. 3,300 of these acres are open space dispursed throughout the beautiful subdivision.

One of the biggests appeals of Tahoe Donner is the amenities! This great neighborhood provides year round activities for the whole family for a very good price compared to other surrounding neighborhoods. Below are some of the amenities Tahoe Donner has to offer.

Tahoe Donner Sales Information and Statistics – February

Today February 7, 2017; there are only 26 single family homes available or for sale in Tahoe Donner, down from 31 as last reported. For any time of year, this is an extremely low number of homes available. Furthermore, none of the available properties offered for sale are short sales and there are no REO, (Bank owned property) being offered for sale.
 
Also, 12 single family homes are currently in escrow or pending sale, down from 16 as last reported. This is just normal seasonality. Moreover, of these 12 pending sales, there are no short sale pending bank approval and no banked owned property in escrow. The ratio between available properties and pending sales looks great! If you’re thinking about selling, now is a good time as the summer inventory will swell substantially and the pending sales to available property ratio will deteriorate. Pending sales range in price from $429,000 to $1,075,000.
 
Year to date comparison; This year, year to date 19 single family homes have closed escrow in Tahoe Donner, last year during the same period 15 houses exchanged hands.
 
Some perspective on Tahoe Donner market conditions: 2016 turned out to be an reasonably good year for sales in Tahoe Donner with 264 single family homes changing hands. 2015 proved to be an average year as far as the total volume of sales in Tahoe Donner, with 239 homes changing hands. Tahoe Donner had a total of 206 single family homes close escrow in 2014, down from 273 single family homes which close escrow in 2013. Also, 270 homes close escrow in 2012, (a parity to 2013). In 2011 there were 212 sales consummated, in 2010 there were 223 sales consummated, 2009 saw 225 homes close escrow, in 2008 only 193 sales were consummated.
 
Looking back; the drought really affected Winter & Spring sales in 2014/2015 as the ski traffic was down 50%. Because we are tourist driven, early year sales were off as much as 38% compared to 2013 & 2012. This year as you can see, we had recovery from the negative affects the drought had on our housing market, holiday/ski season sales are strong!
We really have two selling seasons in Tahoe Donner, summer and the holiday ski season; If you’re considering selling, this is a great time, the market looks good and the inventory is extremely low. 
 
Home site sales; there are 34 home sites available in Tahoe Donner, with only 3 home sites currently in escrow or pending sale. We had 44 lots change hands in 2016, not bad! In 2015 we had 37 home sites closed escrow, in 2014 we had 45 lots change hands, 2013 we had 44 home sites close escrow, up significantly from 2012 in which we had 34 home sites closed escrow and a major improvement from the 16 home sites which closed escrow in 2011. Currently, the pricing for available home sites run from a low of $40,000 to a high of $350,000.

Tahoe Donner Sales Information and Statistics!

Today April 4, 2016; there are only 38 single family homes available or for sale in Tahoe Donner, up from 37 as last reported. For any time of year, this is an extremely low number of homes available.

Furthermore, 1 of the available properties offered for sale is a short sales and there are no REO, (Bank owned property). Also, 27 single family homes are currently in escrow or pending sale, down from 35 as last reported, this is a fantastic number for this time of year; we’ve received a little help from Mother Nature! Moreover, of these 27 pending sales, there is only 1 short sale pending bank approval and 1 banked owned property in escrow. Pending sales range in price from $299,000 to $1,250,000.

Year to date comparison; This year, year to date 61 single family homes have closed escrow in Tahoe Donner, last year during the same period 43 houses exchanged hands; Wow, that’s almost a 50% increase, a little snow helps a lot!

Some perspective on Tahoe Donner market conditions: 2015 proved to be an average year as far as the total volume of sales in Tahoe Donner, with 239 homes changing hands. I predict 2016 will be a banner year with the help of Mother Nature. Our ski/holiday season sales are off to a great start, I look for the total volume of sales to return to levels not seen since 2012 & 2013.Tahoe Donner had a total of 206 single family homes close escrow in 2014, down from 273 single family homes which close escrow in 2013.Also, 270 homes close escrow in 2012, (a parity to 2013). Moreover, of these 42 pending sales, there are 2 short sales pending bank approval and no banked owned property in escrow. Pending sales range in price from $365,000 to $1,399,000.

Some perspective on Tahoe Donner market conditions: Year to date 160 homes have closed escrow in Tahoe Donner compared to 145 which closed escrow during the same period last year. Tahoe Donner had a total of 206 single family homes close escrow in 2014, down from 273 single family homes which close escrow in 2013.Also, 270 homes close escrow in 2012, (a parity to 2013). Today April 6, 2015; there are only 63 single family homes available or for sale in Tahoe Donner, up from 48 as last reported. For any time of year, this is an extremely low number of homes available. That said, inventory has started to increase as the ski leased homes become available to sell.

Furthermore, only 1 of the available properties offered for sale is a short sales and there is 1 REO, (Bank owned property). This bodes well as further evidence that the vacation home market has and should continue to improve. Also, 19 single family homes are currently in escrow or pending sale, down from 26 as last reported. Moreover, of these 19 pending sales, there is only 1 short sales pending bank approval and no banked owned properties in escrow. Pending sales range in price from $415,000 to $995,000.

Moreover, of these 31 pending sales only 1 is a short sales pending bank approval and currently there are no banked owned properties in escrow. Of interest; pricing on the lots appear to have reached a bottom and seem to have started moving in a positive direction.
